Q: What Questions Should Club Buyers Ask?

I’ve sold homes in country club areas for over 22 years here in the desert, learning everything about the facilities and personalities of each one. As a buyer in this space, you need to find an agent who sells and knows the clubs like I do. I was at a showing earlier this week, and an agent couldn’t answer any of their client’s questions about the club that the house was in. I wondered, “How is that buyer ever going to find the right place?” 

When I show country club homes, my primary job is to marry the club to the home. You’re paying for the home, but you’re also paying for the lifestyle. You want both to last for many years.

“Worry about the club first, then the home afterward.”

Here’s my advice on buying a country club home out here in the desert.

My advice is to always look for the club first, then find a home within that club. There are great homes in every club, so it’s important to find the right club fit for you first, then worry about the home later.

Some clubs have 4,000 homes with very little involvement, and there are clubs with 1,000 homes and 90% involvement. There are different types of activities, facilities, amenities, and courses to consider with each club.

There are so many different questions that you may need answers to, like questions about guests, lawsuits affecting future sellability, the physical location, and more. The “sweet spot” of the club is the price range where most of the sales happen. For resale ability, you will want to buy somewhere in that sweet spot.
